Real Estate Analyst

Job Summary

This role reports to the Senior Manager, Global Real Estate Transactions, and sits within the Global Real Estate team responsible for MongoDB's portfolio of 60+ office and flex locations worldwide. The team includes Transaction Management and Project Management functions, working closely with Legal, Procurement, FP&A, and Workplace/IT partners.

Lead all aspects of the real estate transactional and operational process within the India / Asia Pac region including but not limited to; the development of real estate strategy, defining & optimizing space requirements, site selection, negotiations, improvements and property management.

We are looking to speak to candidates who are based in Gurugram and Bengaluru for our hybrid working model.

Requirements for the Role

• Geographic coverage: focus on Asia Pacific / India Region with transaction support to MongoDB Real Estate (RE) team on global Flex office transactions

• 3+ years of Corporate Real Estate transaction/portfolio management experience with MNC

• Experience influencing and driving results through external partners including leading cross-functional teams across multiple projects.

• Experience in financial analysis and modelling

• Experience applying AI tools to real estate portfolio management and reporting (e.g. AI-assisted lease abstraction, portfolio analytics, forecasting, or reporting/dashboard automation) strongly preferred

• Fluency in English required, strong written and verbal communication skills

• Analytical in approach. Process and detail-oriented

• Strong customer service and interpersonal skills

• Ability to lead and drive change and operate across the region

• Demonstrated ability to manage and prioritize a heavy workload with changing requirements.

• Ability to engage with and influence senior stakeholders and local business leaders

• Solid organizational skills

Responsibilities

• Execute on Asia Pacific / India flex real estate plans to deliver on key RE portfolio metrics

• Support Global Transactions Lead on Flex office transactions in EMEA and Americas

• Partner with internal functions (Procurement, Legal, IT, AV, Security, ESG) and external RE providers for transaction, and project management to ensure the successful execution of real estate strategies and enable the businesses to meet their objectives.

• Develop and maintain strong working relationships with senior management in the business across Asia Pac / India region striving to provide excellent customer service in all the aspects of delivery from the RE team.

• Manage the integrity of data across the region to enable proactive portfolio management and optimize use of property assets across the region, exploiting cost and space reduction opportunities.

• Support Global Transactions RE lead on strategic regional global portfolio analysis, planning & reporting including lease administration, environmental data and insurance.

• Apply AI-driven tools and automation to improve portfolio reporting, data analysis, and decision-making across the regional real estate portfolio.

• Apply knowledge of best practices within the real estate industry and conduct all property-related activities in line with corporate policy and procedures.

• Collaborate with external partners including leading cross-functional teams across multiple projects ensuring clear accountability and obtaining results.

• Daily interface with senior leaders within the business to establish their requirements, determine real estate strategies and report on progress.

• Closely work with the Global Transactions Lead to ensure a robust and optimized transaction plan for the site and collaborate with internal Client functions to drive project planning and execution.

• Prepare the business cases and documents for submissions
